As part of our monthly service charge the following services are provided to maintain and manage the shared areas of the building and estate. This includes essential services like managing agent fees and window cleaning, ensuring the smooth running and upkeep of the communal aspects of The Shrubbery
Managing Agent
The Shrubbery is managed by Graeme Riches at Applaud Management, who are based in Rayleigh. Graeme’s role is to oversee the property's day-to-day operations, manage finances, communicate with leaseholders, and provide support to the Directors of The Shrubbery, ensuring the building is maintained and run efficiently. You will see him on site often, visiting residents and overseeing works

Gardens
The gardens at The Shrubbery are communal spaces and are undergoing slow transformation after the major works, ending in 2025
Schedule of works: A professional garden team attends every week on a Monday to attend to tasks managed by the directors. Grass cutting occurs roughly every other week. Shrubs are pruned seasonally as needed
We also have a resident garden group where residents organise watering and tending to the grounds. If anyone is interested, please join us on the WhatsApp group at The Shrubbery Garden Group.
Ground floor residents are welcome to tend to the area between their back door and the adjacent path if they wish. However, please remember that the path itself and the area beyond it are part of the communal Shrubbery Estate land. Please do not erect anything in any part of the communal gardens.
If anyone has any special requests for their patches or views, let us know, and we’ll liaise with the gardeners to accommodate.

Cleaning
Windows:
Communal Areas: Interiors and stairwells are being cleaned every two weeks. This includes: dusting all accessible sills, ledges, handrails, light fittings and other horizontal surfaces. Wiping off any marks on painted surfaces, skirting boards and walls. Cleaning door mats and cleaning out mat wells. Cleaning entrance doors and handles. Cleaning entrance door glazing, including removing any marks and dirt. Sweeping and mopping down all hard floor surfaces, including entrance steps. Removing any leaflets, newspapers or waste within the communal entrance and stairwells
Downpipes and Drains
Our downpipes are inspected and maintained quarterly by Connor at ‘Clean Cut’ as part of a scheduled program. While balcony drains are also checked during these visits, their ongoing maintenance is the responsibility of each leaseholder
To prevent blockages and potential water damage to lower flats, leaseholders should regularly check their balcony drains and clear them of soil, leaves, and other debris. Clogged drains can easily occur during heavy rainfall and lead to water ingress into the flats below.
