The Shrubbery has always been a safe and welcoming home, and we're committed to keeping it that way. Given the historic nature of our beautiful building, there are a few unique considerations regarding safety and security that we should all be mindful of
Security
The Shrubbery has always been a safe place to live, but given the historic nature of our building, our communal doors currently remain unlocked. To help keep our community secure:
Report any suspicious activity or individuals immediately to the Facebook or WhatsApp group.
Ensure side gates and main front doors are closed securely after you use them.
Roof Access
For your safety, the roof is not secure, and no one is permitted to go up there under any circumstances.
Safety in Communal Areas
Keeping our communal areas clear is vital for everyone's safety, especially in an emergency.
Keep staircases and rear fire escapes clear of obstructions at all times. This means no bicycles, furniture, doormats, or any other personal items should be stored there.
Meter cupboards must be kept clear, especially of flammable materials like cardboard, decorating supplies, and old carpet.
Smoking PolicySmoking is not permitted in any internal common areas of The Shrubbery. This includes stairwells, hallways, and the main entrance.
Water Issues
Burst pipe, flooding, or no water at all:
To stop flooding, turn off the mains stopcock immediately.
If you only need to shut off water to a single fitting, like a toilet or basin, use the isolation valve on its pipe if one is fitted.
If you have no water supply at all coming into your property, contact your local water company directly.
Emergencies: What to Do
Electricity Problems
Fittings or appliances sparking, flickering, giving off shocks, or no electricity at all:
Turn the mains switch on your consumer unit to OFF.
If you have a power cut, contact your electricity supplier.
Smoke or Fire Alarms
Fumes or your smoke detector alarm sounds:
If you can smell or see smoke, call 999 immediately.
If there's no sign of smoke or fire, check whether the alarm has been set off by something else, like cooking.
Gas Leaks
Smell of gas, a leak, or fumes:
Do not switch lights or appliances on or off.
Do not smoke or light matches.
Open all windows to ventilate the area.
Call the National Gas Emergency Service on 0800 111 999. It's crucial to use a telephone outside of your building, as even a mobile phone could spark an explosion.
Leaseholders are responsible for ensuring any gas appliances within their flat are serviced as needed by a Gas Safe registered contractor.
Please note: Air vents in your property are there for your safety. Do not block these at any time.
Fire in Your Property
If there is a fire in your flat:
Dial 999 and inform the fire brigade straight away.
Close doors, if possible, to help prevent smoke and fire from spreading.
Stay calm and get everyone out of your property safely.
Make your way out of the building using the emergency exit staircase.
Do not stop or go back for anything once you've started to evacuate.
Fire in Your Stairwell or Communal Areas
If there is a fire in your stairwell or a communal area:
Dial 999 and inform the fire brigade.
Unless they tell you to evacuate, you will normally be safe if you stay in your flat, unless heat and smoke are directly affecting you.
Close doors and windows to stop smoke from getting in.
If smoke does start to get into your flat, leave immediately and close the door behind you.
Stay near a window and listen for instructions from the fire brigade.
Important Fire Safety Notes:
Shared areas such as entrances, staircases, and balconies must not be obstructed with rubbish or personal belongings. These can block critical escape routes for you and your neighbours.
You should familiarise yourself with The Shrubbery's full fire procedure, which can be found on the notice board in each stairwell.
Electric Vehicle Charging Safety
Electric bikes, e-scooters, and similar devices pose a fire risk if not handled carefully. To minimize hazards when storing and charging them at home, please follow these essential guidelines:
Charging Equipment: Always use only manufacturer-approved, compatible chargers.
Battery Condition: Never use batteries that are damaged, have been dropped, or are poorly maintained.
Charging Practices: Do not leave batteries charging unattended overnight or when your flat is empty. Avoid overcharging; unplug chargers when not in use.
Cables: Regularly inspect charging cables for wear and tear and replace any damaged ones immediately.
Electrical Wiring: Ensure your flat's wiring has been checked by a qualified electrician to confirm it can safely handle the charging demand.
Clearance: Keep the charging area clear of any flammable or combustible materials (within a 2-meter radius).
Fire Detection: Ensure the charging area has a working combination smoke/heat alarm.
