Living

Sharing walls and communal spaces in an apartment block means that consideration for our neighbours directly contributes to a harmonious living environment. Please take a look at the communal living guidelines below to ensure we are all considerate of our neighbours and surroundings.

Rubbish

Collection:
Weekly on Wednesday mornings

If the bins are full, residents are respectfully asked not to leave rubbish bags adjacent to the bins or garages. Please ensure bin lids are fully closed to mitigate the attraction of vermin

Residents are requested to ensure all household rubbish is securely bagged and placed within the designated refuse bins. Should age or illness prevent a resident from personally delivering their rubbish to the bins, please contact the RTM. In such circumstances, collection can be arranged


Noise

Our buildings, while lovely, were built in the 1930s when soundproofing wasn't typical, so noise can travel between flats. Please be mindful of music and TV volume levels. If you have young children please consider carpeting your flat if noise between flats becomes an issue. The stairwells can also amplify sound, so please enter and exit quietly and avoid slamming doors, especially early mornings and late nights, to respect your neighbours


Recycling

Collection: Every other Wednesday morning

To help make the most of the space in the recycling bins, please flatten all your cardboard before putting it in. We've noticed these bins can fill up quickly, so if they're looking full, it would be a great help if you could keep any extra cardboard or boxes in your flat until the bins have been emptied

Bulky waste items: Should be taken to a recycling centre or arranged for council collection. Residents are asked to refrain from leaving such items by the refuse bins

Pets

The lease states “no animal or bird should be kept in a way that causes annoyance or inconvenience."

This means that having animals is acceptable as long as they don't cause disruption. While we are happy to accommodate pets, we would like to take this opportunity to highlight a few important considerations to ensure a harmonious living environment for everyone, including your potential future tenant.

Firstly, noise can be a significant issue. We kindly ask that you, and any future tenant, be mindful of excessive barking, both within the flat and on the external grounds. Additionally, as most flats in The Shrubbery have wooden floors without extensive carpeting, the sound of dogs walking around inside the flat can carry. We would appreciate efforts to minimize this type of noise.

Secondly, we ask you to consider the size of the flat in relation to the size of the dog. While technically allowed, our flats may not be ideal for larger breeds, and we encourage you to consider the wellbeing of a larger animal living in a smaller space. Being mindful of dogs over a certain size would be appreciated by residents and is also a consideration for the animal's comfort.

Regarding the grounds, we do not permit the use of The Shrubbery's land for walking dogs, and it is essential that dogs do not urinate or defecate on the property.

We also ask for mindfulness regarding residents who may have a fear of dogs. While we understand that most dogs are friendly, we request that you avoid larger dogs or breeds that are known to be perceived as potentially vicious, out of respect for the comfort and peace of mind of all residents.

Satellite Dishes and Television Aerials

Each flat has been designed with the provision for connection to a satellite dish or television aerial on the roof. For safety and security reasons, unauthorised access to the roof is strictly prohibited. Should access be required for any purpose, please contact the Shrubbery RTM to make the necessary arrangements.

If you wish to undertake any personal work related to your aerial or satellite dish, prior approval from the Shrubbery RTM is required. Please refer to our Heritage and Conservation section to familiarise yourself with permissions. Be aware that the installation of any individual satellite dishes or television aerials without obtaining the necessary permission will result in a financial penalty. Furthermore, any costs associated with the removal of incorrectly installed equipment, including any related wiring, will be the sole responsibility of the Leaseholder

Washing Lines

The Shrubbery has recently completed significant redecoration work, including repainting exterior areas like stairwells and drainpipes. We have noted several washing lines attached to these newly painted surfaces

While we appreciate the environmental benefits of drying clothes outdoors, particularly in a setting like The Shrubbery, we need to protect the recent decorations. The lease “does not permit the use of washing lines” in these areas, and over time, they will cause wear and tear to the new paintwork

Additionally, these lines pose a health and safety risk to residents using the stairwells. Some neighbours have also raised concerns about the visibility of laundry affecting their enjoyment of the communal environment, and others have reported instances of water dripping from washing hung above. No washing lines are permitted

Renovation Works

Redbridge Council limits noisy building work:

Weekdays: 8 am - 6 pm
Saturdays: 8 am - 2 pm
No such work is permitted on Sundays or Bank Holidays

  • If you are undertaking renovations, you must arrange for removal companies to put down protective coverings on the communal floors before doing so - we are trying our best to preserve our interior spaces

  • Please ensure that all rubbish from building and decorating projects is removed from the property by the tradesmen or contractor and is not left by the regular rubbish bins

  • If you’re undertaking a small DIY project, we kindly request that noisy work is kept to reasonable hours and, if possible, avoided on Sundays
